It wasn't until the early 1970s that the decision was made to build a new administrative building for the district of Spremberg. The resulting structure, a three-story rectangular building with a concrete facade, was initially intended for district administration but was repurposed as a workers' dormitory (Arbeiterwohnheim or AWH) for local industrial workers. This building served various functions over the years, including housing a local political party office, a sports studio, and a tourist information center.

The Transformation

The turn of the 21st century marked a new chapter for the south side of Spremberg's marketplace. In 2002, a decision was made to completely redevelop the area. While an initial plan to demolish the existing structure was considered, it was ultimately decided to renovate and repurpose the building due to the high costs and complexities associated with demolishing the bunker-like basement and the stipulations of Brandenburg's funding guidelines, which favored renovation over new construction.

In 2004, a nationwide architectural competition was held to determine the best design for the new Bürgerhaus. However, the initial winning designs were met with significant public opposition, leading to a second competition in 2005. Despite similar challenges, the design by the local architectural firm Keller & Wittig from Cottbus was chosen. This design aimed to highlight the historical significance of the marketplace, moving away from the large-scale planning of the 1980s and embracing the scale and pathways of the historic buildings.

The Bürgerhaus Spremberg, officially opened on September 27, 2008, is a modern architectural marvel. By 2011, the town had initiated legal proceedings to address these problems, which included severe moisture damage caused by a poorly designed roof drainage system. This led to extensive and costly repairs, with a legal settlement reached in 2017 allowing the town to proceed with the necessary renovations.

In 2019, further investigations revealed extensive damage from years of water infiltration, including severe mold infestations. These findings prompted discussions about the future of the Bürgerhaus, with some advocating for its complete demolition due to the high costs of repair. Despite these challenges, the Bürgerhaus remains a symbol of Spremberg's resilience and commitment to preserving its historical and cultural heritage.
